The deliverable

Every clean leaves a written record.

Time-stamped, photo-evidenced, professionally formatted. Yours to share with buyers, file with insurers, or keep on the property record.

  • Sale negotiation. A dated third-party assessment ends the "what about that" conversation before it costs you.
  • Insurance baseline. Independent proof of condition the day before something happens, kept on file.
  • Maintenance log. Year-over-year evidence of how the property has been looked after.

Released standalone at $220

Three reasons it gets ordered

Same document. Different moment.

The PPR is the same record in every case. Who you hand it to changes what it does for you.

For homeowners selling

A documented exterior is harder to negotiate down. When a buyer chips on condition, the vendor produces a dated, third-party assessment. The conversation ends differently.

For vendors working with an agent

A professional, photo-backed document the agent can hand buyers at open homes or include with the disclosure pack. The vendor walks into appraisal with proof, not promises.

For long-term owners

A dated third-party baseline before storms, claims, or sale conversations. Stacks year over year as a maintenance log for strata, investment, and managed properties.

Scope and limits

What the PPR is, and what it isn't

The PPR documents observable exterior surface condition. That clarity is what protects everyone in the deal.

Be Clean Exteriors is a professional exterior cleaning company, not a licensed building inspector. The PPR does not constitute a building inspection, structural report, or defect certification. It is designed to sit alongside a building and pest inspection, not replace it.

Documents Observable exterior surface condition, surface contamination, and visible cosmetic issues at the time of assessment.
Does not document Concealed conditions, structural defects, subsurface issues, anything requiring invasive inspection, or any interior of the building.
Validity Date- and time-stamped. Valid at the time and date of the visit only.
Liability Limited to the cost of the report.
