The deliverable

Know how your property looks without being there.

Time-stamped, photo-evidenced, professionally formatted. For owners who manage from a distance and want eyes on the asset every season.

  • Remote oversight. See exactly what your property looks like right now, without booking a flight or relying on a guest's word.
  • Compliance evidence. Documented proof the exterior is clean and in good repair, kept on file against the NSW STRA Code.
  • Asset protection. A dated baseline before storms, claims, or a dispute over condition between guests.

Released standalone at $220

Three reasons owners order it

Same record. Different job.

One dated exterior record, working three ways for an owner who is not on site.

For remote owners

You may not have stood in front of the property in twelve months. The report puts the current state of your asset in your hands, photographed and dated, without you having to travel.

For STRA compliance

The NSW Code asks that properties be clean, safe and in good repair. A dated, photo-evidenced exterior record is your audit trail, on file the day it mattered, not reconstructed after a complaint.

For seasonal resets

Pair it with the quarterly exterior clean. A record each visit, stacking year over year, so you can prove how the property has been maintained between guests and across seasons.

What's in the report

Six exterior areas. Photographed, recorded, signed.

Each area is assessed and rated against observable surface condition at the time of the visit, with photo evidence held against every note.

Roof

Tiles, ridge caps, lichen and algal staining, debris, flashing, mortar condition.

Gutters and downpipes

Blockages, rust, damage, overflow points, bracket condition.

Walls and render

Staining, mould, efflorescence, surface cracking, paint condition.

Fascias and eaves

Surface condition, paint failure, nesting, seal and joint condition.

Driveway and paths

Organic growth, oil staining, surface condition, trip hazards.

Window surrounds

Mould, frame condition, sill staining, seal integrity.

Scope and limits

What the report is, and what it isn't

The Owner Condition Report documents observable exterior surface condition. That clarity is what makes it useful as a record.

Be Clean Exteriors is a professional exterior cleaning company, not a licensed building inspector. The report does not constitute a building inspection, structural report, defect certification, or a compliance sign-off under the STRA Code. It is a dated record of observable exterior condition, designed to sit alongside your other property records.

Documents Observable exterior surface condition, surface contamination, and visible cosmetic issues at the time of assessment.
Does not document Concealed conditions, structural defects, subsurface issues, anything requiring invasive inspection, or any interior of the building.
Validity Date- and time-stamped. Valid at the time and date of the visit only.
Liability Limited to the cost of the report.

Add it to your maintenance plan

Owners on a recurring exterior maintenance plan get the report included, produced each time we service the property. Standalone, it is released within 48 hours of the visit at $220.
